




Carbon-neutral strategies focus on a mass timber structure with exposed wood framing, ceilings, and soffits. Visible timber in shops and open offices supports BCIT’s Living Labs initiative, revealing structure and systems as part of the learning environment. From a solid base to a more open north façade, the architecture progressively expresses its timber structure and organized building services beneath CLT slabs.


Targeting LEED Gold, Passive House equivalency, and net-zero carbon, the project incorporates photovoltaics, stormwater management through rain gardens and bioswales, and high-performance glazing. BIM at LOD 350 enables detailed coordination of architecture, structure, and MEP systems. Workshops and site tours with BCIT stakeholders, along with engagement with the City of Burnaby, supported a rigorous and transparent design process.
